For U.S Buyers

Why Invest in Costa Rica
Frequently Asked Questions
Las preguntas más frecuentes en casi todas las primeras llamadas. Si tienes alguna otra duda, pregunta directamente; la respuesta es gratuita.
Do I need to be a Costa Rican citizen or resident to purchase property in Costa Rica?
No. Foreign buyers can purchase and own titled property in Costa Rica without being citizens or legal residents. In most cases, foreigners enjoy the same property ownership rights as Costa Rican citizens.
However, properties located within the Maritime Zone and certain restricted areas may be subject to different ownership and concession rules. Every property should be reviewed by a qualified Costa Rican real estate attorney before purchase.
Can purchasing property help me obtain residency in Costa Rica?
Potentially, yes. Costa Rica offers a temporary residency category for qualifying investors. Real estate may count as an eligible investment if it meets the minimum investment requirement and all applicable documentation and registration requirements.
The minimum investment amount and immigration regulations may change. Buyers should confirm the current threshold with the Costa Rican immigration authorities and a qualified immigration attorney before making an investment specifically for residency purposes. Purchasing property does not automatically grant residency.
Costa Rica’s investor-residency program was established under Law No. 9996 and its regulations.
Can I finance a property purchase in Costa Rica?
Yes. Financing options depend on the type of property and the buyer’s qualifications. Select residential lots within the developments I represent may qualify for up to 100% developer financing, with no traditional bank qualification and no prepayment penalty. Terms, interest rates and availability vary by project.
Financing for completed homes may also be available through Costa Rican banks, private lenders or specialized lenders serving foreign buyers. Down-payment requirements, interest rates, closing costs and underwriting standards will vary. Financing is always subject to approval.
Why should I invest in La Fortuna?
La Fortuna is one of Costa Rica’s most recognized tourism destinations and a gateway to the Arenal Volcano and the country’s Northern Plains.
The area attracts visitors interested in hot springs, waterfalls, rafting, hiking, wildlife, zip-lining, wellness retreats and adventure tourism. Costa Rica’s official tourism website specifically highlights the Arenal Volcano, natural hot springs, rivers and waterfalls as important attractions of the Northern Plains. Visit Costa Rica
This established tourism base may create opportunities for vacation rentals, boutique accommodations, retirement properties and long-term residential investments. La Fortuna also offers restaurants, supermarkets, medical services, schools and everyday conveniences, making it more than a seasonal vacation destination.
Will a property in La Fortuna appreciate in value?
La Fortuna has several fundamentals that may support long-term property values: an internationally recognized tourism economy, limited supply in desirable locations, continued development and demand for vacation rentals, retirement homes and residential properties.
Nevertheless, appreciation is never guaranteed. Costa Rica does not have a nationwide MLS with the same centralized sold-property data commonly available in the United States. For that reason, there is no reliable official percentage that can be applied to every property in La Fortuna.
Future value will depend on factors such as:
- Distance from downtown La Fortuna and major attractions
- Volcano views and surrounding natural features
- Legal access and clear title
- Availability of water, electricity and internet
- Zoning and construction permissions
- Road conditions and infrastructure
- Development quality and property management
- Purchase price compared with similar nearby properties
The safest approach is to evaluate each property individually, verify its legal and physical condition, and purchase with a long-term strategy rather than relying on a guaranteed appreciation rate.
Is rental income guaranteed when purchasing an investment property?
No. Rental income cannot be guaranteed. Performance will depend on location, property design, amenities, pricing, marketing, seasonality, reviews, management expenses and competition.
Before purchasing an income-producing property, buyers should review realistic nightly rates, occupancy assumptions, operating expenses, taxes, insurance, maintenance and property-management costs.
What due diligence should I complete before buying?
Before purchasing, buyers should work with an independent Costa Rican attorney or notary to verify:
- Ownership and title
- Liens, mortgages and legal restrictions
- Property boundaries and survey records
- Legal access
- Water and electricity availability
- Zoning and permitted use
- Construction permits
- HOA or development regulations
- Property taxes and outstanding balances
Deposits and closing funds should be handled through appropriate legal and escrow procedures.
